Ceres Christian Terrace was built as a Project Based Section 8 202 1982. It was originally developed by Ceres Christian Church and was intended for seniors and individuals with disabilities. At the time of purchase, the property suffered from severe neglect with a post closing repair list exceeding 100 items.
This property was purchased out of a HUD foreclosure and required extensive repairs and upgrades. When we acquired the building, it was not REAC compliant and CCI took the necessary actions to revive the property and achieve compliance to all the regulatory agencies governing this property. Our new installations included air conditioning, GFI, new bathrooms, new kitchens and a new HVAC system for the common area while simultaneously replacing the heat pumps.
Our greatest liaisons for the success of this property have been the US Department of Housing and Urban Development, the Stanislaus County and the city of Ceres as well s local fire and law enforcement. Additionally, CCI manages a positive relationship with the Ceres Christian Terrace Resident Association.
In 2012, we were awarded a service coordinator grant that would provide a service coordinator to the residents of Ceres Christian Terrace. A Service Coordinator will help elderly residents age in place and provide various other resident functions and services
